Coastal buyer guide

Beaufort, Port Royal & Sea Islands Homes

Explore waterfront towns and island settings beyond the Hilton Head resort area.

Town waterfront is different from oceanfront

Beaufort and Port Royal offer water-oriented town settings. Compare your route to an ocean beach separately from your access to local waterfront parks. Hunting Island is a nearby state-park beach destination; proximity to it does not mean a house has private ocean access.

Compare the Sea Islands individually

When considering properties around Lady’s Island, St. Helena Island, Harbor Island or Fripp Island, investigate the exact location and community structure. Establish beach access, gate arrangements, service access and association obligations before treating the islands as interchangeable.

Waterfront rights and upkeep

For river, marsh or creek property, verify the survey, dock permissions and permitted use with qualified local professionals. Ask about water depth and tidal conditions if boating matters. A marsh view can be attractive without providing navigable water or usable shoreline access.

Choose the daily routine

Test drives to services, beach destinations and the town centers you expect to visit. Review property drainage and exterior maintenance. For older homes, arrange inspections suited to their age and construction and investigate any approval requirements for planned alterations.
