Compare beach access, community amenities and the practical costs of island ownership.

Start with how you reach the beach

Visit the legal beach access you would use from the property. Measure the actual walking or cycling route, check crossings and stairs, and ask about guest access and parking. A listing described as near the beach may involve a very different routine from a home with direct access.

Compare communities on their own terms

Consider established communities such as Sea Pines, Palmetto Dunes and other island neighborhoods alongside properties outside gated communities. Obtain the documents for the specific address. Ask which amenities are included, which require separate fees or memberships, and whether access differs for owners and guests.

Condo, villa or detached house?

Marketing labels do not establish the ownership structure. For a villa or condo, review the legal documents, association finances, insurance and responsibility for roofs, windows and exterior work. For a house, budget for the maintenance you arrange yourself and any community charges that still apply.

Look beyond a vacation visit

Test errands, the trip off the island and the routes you would use in busy periods. Review storage, stairs and guest accommodation. Visit the neighborhood outside peak season to see whether it fits longer stays as well as a short holiday.
