Write down how often you would visit, how long you would stay and how many days you expect to spend at the beach. Frequent short beach trips can favor a different location from extended stays centered on everyday routines. Test both choices with an ordinary day rather than only a sightseeing visit.
For an island property, verify the legal beach route and any community conditions. For a Bluffton property, test the drive and parking plan for beach visits. Both locations contain different neighborhoods, so compare actual addresses rather than assuming every island property is walkable or every mainland home is inconvenient.
Collect property-specific estimates for insurance, taxes, utilities, maintenance and association charges. Include separate membership costs where applicable. A detached mainland home and an island condo allocate maintenance differently; dues alone are not a fair measure of total cost.
Review stairs, storage, guest parking and space for longer visits. Consider whether you want to manage a pool or garden and how the home will be checked when empty. Compare the full travel route from your primary home, including arrival during busy periods.
If possible, stay near each finalist neighborhood. Try the grocery trip, evening routine and beach journey. Use the experience to revise your priorities before narrowing your property search.
