Build a realistic personal-use plan and property budget before relying on rental income.

Separate family use from rental availability

Reserve the weeks you want for personal use before evaluating income estimates. Determine whether you can carry the property without bookings. A desirable vacation setting alone does not establish profitable rental performance.

Ask for documented operating history

Where available, request property-specific rental statements and expenses. Distinguish gross receipts from net owner income and ask which fees are retained by managers or service providers. Account for vacancies, maintenance closures and changes in management.

Verify current permission

Ask the relevant municipality or county and every applicable association about current rental requirements for the address. Confirm restrictions and guest access in writing. Existing rental activity is not sufficient evidence that your planned use will be permitted.

Plan the cost of being away

Include insurance, utilities, association charges, management, cleaning, landscaping and equipment service as applicable. Identify who inspects the home while vacant and handles urgent work. Set aside reserves for replacements and unexpected repairs.

Review the management agreement

Understand fees, owner-use arrangements, cancellation terms and responsibility for guest damage or emergency repairs. Ask what reporting you will receive and how maintenance is authorized. Discuss legal and tax questions with qualified professionals before treating projected income as spendable cash.
