Identify the legal ownership structure

Ask for the declaration, governing documents and a clear explanation of what you own. The word villa in a listing does not tell you whether the property is a condominium or which components the association maintains. Have appropriate professionals review unclear terms before you commit.

Review every association layer

A property may have both building-level and broader community obligations. Request current budgets, financial statements, reserve information and meeting minutes from each relevant association. Ask about pending assessments, planned projects and any disputes affecting the property.

Map maintenance and insurance

Establish responsibility for roofs, balconies, windows, doors, plumbing and exterior equipment. Review the association policy alongside a quote for your own coverage. Ask an insurance professional about gaps and deductibles rather than assuming the association insures everything.

Clarify amenities and guest use

Document beach access, pools, parking, storage and any club membership requirements. Ask whether renters and visiting family have the same privileges as owners. Obtain current written rules for rental use and renovations instead of relying on a seller’s description.

Inspect the building as well as the unit

Look beyond an updated kitchen to common areas, drainage, exterior condition and major mechanical systems. Consider how repairs or access interruptions could affect your use. Compare the unit price with its share of likely maintenance obligations.
