Review the building, ownership costs and practical beach access before choosing a unit.

Start with the association records

Request the current budget, financial statements, reserve information, meeting minutes and details of planned projects. Ask about pending assessments, completed repairs and insurance deductibles. Review the documents with appropriate professionals before committing.

Inspect more than the interior

Look at elevators, balconies, exterior surfaces, windows, roofs and shared spaces. Ask who maintains each component and what your unit is responsible for. An attractive renovation inside a unit does not explain the condition of the surrounding building.

Clarify parking and rental policies

Establish the number and location of parking spaces and whether they are assigned. Read the current rental policies and confirm any separate local requirements. Do not rely on an existing listing or seller rental history to establish future permission.

Build a complete cost comparison

Compare association dues, unit insurance, utilities and maintenance alongside the price. Ask an insurance professional about coverage gaps and deductibles. Include a reserve for unexpected costs and consider how an elevator outage or major project might affect your use.
