Southern Shores lies between Duck and Kitty Hawk. Compare the actual neighborhood and its beach access arrangements rather than assuming all homes have the same rights. Ask whether access, parking or amenities depend on association membership and obtain the applicable documents.
In Kitty Hawk, compare ocean-side locations with homes farther from the beachfront. Try the drive to groceries and services, as well as the walk or drive to the sand. Road crossings and where you can park may be more important to repeated visits than a small difference in straight-line distance.
Look at storage, outdoor space, stairs and the upkeep of decks, windows and siding. Consider how the layout will work as your needs change. Visit outside the busiest season to understand the surroundings when you would actually use a second home.
